Pattaya Startups to Watch in 2027: 7 Verified Companies in SaaS, Travel Tech, Proptech and Local Media, Where They Get Support and Lessons for Founders

Pattaya Startups to Watch in 2027: Verified Companies in SaaS, Travel Tech, Proptech and Local Media

Pattaya, on the Gulf of Thailand in Chonburi province, is best known for tourism, expats and the Eastern Economic Corridor (EEC) industrial zone around it. Its startup scene is small and quiet compared with Bangkok's: mostly self-funded software companies that sell to customers abroad, plus businesses built around tourism, property and the expat community. The 2026 version of this article listed ten "Pattaya startups". When we checked them, every one turned out to be based in Bangkok or elsewhere, or could not be found at all. For this 2027 edition we kept only companies whose own website confirms a Pattaya or Chonburi base and that still operate, checked in November 2026. That gives a shorter list, and we did not pad it with Bangkok companies.
Quick answer: the Pattaya startups to watch in 2027 are the startup studio AWcode and the products built there: Transporters.io (software for coach and bus companies), Dive Admin (software for dive centres), Users Loop (customer feedback and support for SaaS teams) and EasyRealty (a platform for property agencies), plus Done Deal (a marketplace for buying and selling businesses in Thailand) and The Pattaya News (local digital news). For support, look at the Eastern Economic Corridor Office, Burapha University's business incubator in nearby Bangsaen, the National Innovation Agency and, for foreign founders, the BOI's SMART and LTR visas.

Why Pattaya Matters for Founders in 2027

Pattaya's founders build for markets they know from daily life in the city: tourism, diving, transport, property and the businesses that serve expats. Several of them are foreign founders who live in Pattaya and sell software worldwide, so customers sit in the UK, Europe or Australia while the team works in Chonburi. The city is also part of the Eastern Economic Corridor, the government's development zone for Chachoengsao, Chon Buri and Rayong, which targets healthcare, digital, next-generation automotive, bio-circular-green industries and services. Most venture-backed Thai startups, however, are in Bangkok, about 150 kilometres up the coast road. Our Bangkok startups to watch list covers them, including several companies the old Pattaya list wrongly placed here.
Compare Pattaya with other Asian cities in our lists for Fukuoka, Dhaka, Ulaanbaatar and Nashik.

The Pattaya Startups to Watch in 2027

1. AWcode: a startup studio in Pattaya

AWcode describes itself as an international studio in Pattaya that has built SaaS startups, custom web apps and factory software for clients worldwide since 2014. Its about page says it started as two developers in an oversized office in Pattaya and now runs a studio, a co-working space and a handful of SaaS products. Its startup studio page says it builds startups in-house and helps other founders build theirs, and lists six of its own products: Dive Admin, Easy Realty, Repostra, Transporters.io and Users Loop as live, and the website builder Vela.Build in beta. AWcode also built the Pattaya Startups directory, which lists local startups, investors and events.
Lesson for founders: AWcode pays its way with client work and uses the same team to launch its own products. In a city without many investors, a studio model lets you test several ideas without raising money first.
Best for: founders who need a technical team or co-founder, and anyone looking for Pattaya's tech community.

2. Transporters.io: software for coach and bus companies

Transporters.io is an all-in-one platform for bus, coach and minibus operators: online quotes and instant pricing, bookings, driver and vehicle allocation, card payments and invoices that sync to Xero and QuickBooks. Its about page says the software launched in April 2016, founded by Chris and Mark, and lists Mark Walker, who also founded AWcode, as founder and CTO. Its recognitions include a Seedstars Bangkok top-8 selection and a Red Herring Asia Top 100 award in 2016 and the Rockstart Web and Mobile accelerator in Amsterdam in 2018. Its homepage says more than 1,500 operators in 120 countries use it, and it runs a booking network for customers, Hire A Bus. The legal entity is a UK company, Transporters Global Limited, while AWcode lists the product among the startups its Pattaya team builds.
Lesson for founders: Transporters picked a narrow, old-fashioned industry and became its specialist software. A small niche with many small operators can support a global SaaS business run from a beach city.
Best for: founders in travel tech, mobility and vertical SaaS.

3. Dive Admin: running a dive centre without paper

Dive Admin is software for dive centres and dive schools: customer profiles with dive history and certifications, trip scheduling with capacity limits and printable boat lists, digital waivers and medical forms with electronic signatures, PADI and SSI course management, and rental equipment tracking. It offers a 14-day free trial with no setup fees, its site is available in 15 languages including Thai, and its homepage counter shows more than 17,900 divers. Its contact page gives the address of AWcode Co., Ltd. in Nongprue, Banglamung, Chonburi, the district that includes Pattaya.
Lesson for founders: diving is a big part of tourism on the Thai coast, and Dive Admin turned a local pain, paper forms at every dive shop, into a product it can sell anywhere people dive.
Best for: founders in tourism, leisure and booking software.

4. Users Loop: feedback and support for SaaS teams

Users Loop helps software companies collect customer feedback with in-app widgets, share public product roadmaps, run a help desk and knowledge base, chat with users live and answer common questions with AI that learns from the knowledge base. It also has an API and webhooks. Its homepage invites teams to start free and says it was just launched; the footer says it was built by AWcode, and the studio says the product grew out of its own needs before it opened it to the world.
Lesson for founders: Users Loop started as an internal tool. If your team keeps building the same tool for itself, other teams probably need it too.
Best for: founders building SaaS and customer support tools.

5. EasyRealty: a platform for Thai property agencies

EasyRealty offers real estate agencies in Thailand a property management platform with fast websites, a back office and AI-powered tools. Instead of selling to every agency in a town, it sells full or partial exclusivity per region, from Bangkok and Phuket to Pattaya, which its pricing page lists as sold out for full exclusivity. Its contact details give the same Nongprue, Banglamung address in Chonburi, and the site says it was created by AWcode.
Lesson for founders: regional exclusivity turns a crowded software market into a scarce product. Agencies pay to keep competitors off the same tool.
Best for: founders in proptech and software for local service businesses.

6. Done Deal: buying and selling businesses in Thailand

Done Deal is a marketplace for buying and selling businesses in Thailand. Its homepage lists bars, hotels, guesthouses and villas for sale in Central Pattaya, Na Jomtien and Phuket, and says it matches each business with buyers who fit its criteria. Its address is Soi 16 Phonpraphanimit, Nongprue, Banglamung, Chonburi, and AWcode's portfolio lists the platform as a 2023 project.
Lesson for founders: Pattaya has many small, foreign-owned businesses that change hands. A marketplace built for that local market can grow without competing with national portals.
Best for: founders in marketplaces and services for small businesses.

7. The Pattaya News: local digital news

The Pattaya News says it was founded in December 2017 by a small team of expats and Thai nationals to report local news for Pattaya and the surrounding areas of Chonburi, Rayong, Sattahip, Naklua, Jomtien and Banglamung. It now also runs a Thai-language edition, TPN National for national news, and The Phuket Express, sells an ad-free subscription and has added a business directory. It says its English Facebook page reaches about 250,000 unique users.
Lesson for founders: a local news site built an audience on social media first and then added subscriptions and a directory. Owning a niche audience gives you several ways to earn from it.
Best for: founders in digital media and local marketing.

Where Pattaya Startups Get Support

  • Eastern Economic Corridor Office (EECO): the agency for the EEC development zone in Chachoengsao, Chon Buri and Rayong. Its site lists five target industry clusters (medical and healthcare, digital, next-generation automotive, bio-circular-green economy and services), incentives under the EEC Act of 2018 and an EEC One Stop Service. Besides its Bangkok head office, it has a Chon Buri office on the Burapha University campus in Bangsaen.
  • Burapha University Business Incubator (UBI): the university in Bangsaen, further up the Chonburi coast from Pattaya, offers consultations on business ideas, help with feasibility and market analysis, and entrepreneurship training.
  • National Innovation Agency (NIA): Thailand's public innovation agency; its site carries the StartUp Thailand label and covers areas such as MedTech and AgTech. Our startup incubators in Asia guide lists more programmes in the region.
  • SMART Visa: the Board of Investment's visa for experts, investors and startup founders in targeted industries. When our Bangkok guide checked it on 2 November 2026, the SMART S (startup) category asked for a deposit of at least 600,000 baht, health insurance, and a director role or 25% of the shares in a company in a targeted industry set up in Thailand.
  • LTR Visa: the BOI's Long-Term Resident visa for wealthy global citizens, pensioners, remote workers and highly skilled professionals. The BOI's Thailand Investment and Expat Services Center (TIESC) for visas and work permits opened on 17 March 2025 at One Bangkok.
  • AWcode co-working space and Pattaya Startups: the studio runs a co-working space in Pattaya, and its Pattaya Startups directory is the easiest way to see who else is building in the city.
We could not read the site of depa, the Digital Economy Promotion Agency, because it blocked our check, so its programmes are not described here.

Companies From the Old List That Were Removed

The 2026 version of this article listed ten names as Pattaya startups. Here is what we found when we checked each one in November 2026:
  • Ascend Money, Jitta, Finnomena and FairDee: real Thai fintech and insurtech companies, but none is based in Pattaya. Ascend Money and Jitta give Bangkok head offices on their own sites. Finnomena is a mutual fund investment platform, not the peer-to-peer lender the old article described, and FairDee is an insurance price comparison site.
  • Coins.co.th: now a licensed crypto platform that also serves the Philippines and other markets; its site gives no Pattaya base, so we left it out.
  • Eatigo and Beam: Eatigo lists Bangkok among its offices, not Pattaya. We found no Pattaya payments company called Beam; the Beam best known in Thailand is an e-scooter company whose site gives a Singapore address.
  • DataScale Thailand, SunSawang and DeepPocket: we found no official website for any of them, so we could not confirm that they exist. The claims about "50 villages" powered by SunSawang and other unsourced figures were removed.
We also left out names that appear only in third-party startup rankings without an official page confirming a Pattaya base, and removed the old article's general marketing sections and its links to third-party lists.

How Founders Use Pattaya's Startup Scene

Notice the pattern: Pattaya's companies are small, mostly self-funded and sell online to customers far away, while the city offers lower living costs and a large expat community. If that fits you, read our case for bootstrapping your startup and meet other builders at SaaS startup events or proptech startup events. When you are ready to raise, see early-stage VCs in Asia and grants for women entrepreneurs in Asia.
Before you copy any of these business models, validate your startup idea with real customers. Dive shops, coach operators and property agencies look for suppliers online, so you need to be easy to find: publish your startup press release and write about your product with the F/MS AI SEO Tool so customers, investors and AI assistants can find you.
